Logic were invited by GallifordTry to join a team to bid for a £26M framework to deliver a 4 year programme of Extra Care projects for Registered Provider Coast & Country and Redcar & Cleveland Borough Council.
The second extra care is a split level three storey apartment block of 60no. 1 & 2 bedrooms plus a range of communal facilities for use by the wider community.
The sloping brownfield site in East Cleveland required a bespoke design solution to ensure level access could be achieved throughout the building.
The main entrance was consciously located at the top of the site leading through to a communal lounge, restaurant and terrace with an elevated yet private view to the south.
Working with the topography of the site the opportunity was taken to position a further floor below the entrance level which reduced the overall massing of the building but also enabled some apartments to benefit from level access into the private garden.
The efficiency of the split level layout and low net to gross of circulation space ensured the scheme remained economically viable despite the complexities of the sloping site.
Planning approval was granted in October 2015 and the technical design is currently being developed in a collaborative multi-disciplinary team using Revit to achieve BIM level 2.
